Order appraisal proactively

If an appraisal will be required, order it now — do not wait for the appraisal condition to come back in the commitment. Getting ahead of the appraisal avoids delays when the commitment arrives.

If the client still has documents outstanding, continue following up during this stage to keep things moving on their side. Don't wait for the lender to ask — get documents in early.
